Landlords FAQ
We set out below a selection of those questions most often asked by
Landlords when they are considering letting their property; do call
us if your particular question is not listed.
| Why should I appoint Allan & Bath ? |
|
As the largest
residential letting firm in the area we receive more
than fifty tenant enquiries every day both from
private individuals and from companies wanting to
rent housing for their staff. Our strong links with
several large Corporate Relocation firms gives us
direct contact with companies who are relocating
their staff into this area.
With this high level of activity we are able to be
very selective and whether the tenant is a company
or a private individual we will obtain suitable
references and background information to support the
application. We also assess the prospective tenants'
background to judge their suitability for a
particular property.
Every property we manage has a Personal Property
Manager based in our Bournemouth Head Office
who, when the property is let, will be the named
single point of contact for both Landlords and
Tenants thereby ensuring familiarity with the
property, ease of communication and a prompt
response to calls.

| What about Council Tax ? |
|
The tenant is
almost always responsible for the Council Tax during
their tenancy. When the property is vacant the
landlord will generally be responsible for a 90%
charge on both furnished and unfurnished property,
but this varies between Local Authorities. |
| What are the details regarding utility
services and the rent? |
In addition to
the rent, the tenant will usually pay the gas,
electricity and telephone utilities: the landlord
will pay the insurance premiums for the building and
for any landlord's contents plus any ground rent or
block maintenance charges. Water and sewerage rates
are usually paid by the tenant on unfurnished
lettings and by the landlord on furnished lettings,
except if the supply is individually metered, in
which case they are usually paid by the tenant.
Rents are normally collected calendar monthly in
advance and we make prompt payment to
landlords by credit transfer so that they receive
their rent as quickly as possible. |
| Do you inspect my Property ? |
|
YES. Our
clients properties are very important to them, and
to us! We aim to inspect fully managed lettings
four months after commencement of a letting and six
monthly thereafter, without charge. |
